How Buying Works

A simple step-by-step guide to purchasing your next home

1. Register Your Requirements

Tell us what you're looking for — from must-haves to dream features. We match you with suitable properties and keep you updated as new homes come to market.

2. Arrange Viewings

Book viewings at times that suit you. We accompany every appointment, offering insights about the home, neighbourhood, and local market.

3. Explore Your Finances

Before making an offer, ensure your budget is clear. If needed, we can introduce you to trusted mortgage advisers for an Agreement in Principle (AIP).

4. Make an Offer

When you're ready, submit your offer with proof of funds or your AIP. We present your offer to the seller and handle all negotiations on your behalf.

5. Offer Accepted

Once agreed, we prepare a Memorandum of Sale and both parties instruct solicitors. This marks the formal start of the legal process.

6. Conveyancing & Surveys

Your solicitor conducts searches, reviews contracts, and manages the legal work.

You may also choose to arrange a survey or homebuyer report for peace of mind.

7. Mortgage Approval

Your lender will value the property and issue a formal mortgage offer. We stay in close contact with all parties to keep progress smooth.

8. Exchange Contracts

Once all legal checks are completed, contracts are exchanged. You pay your deposit, the sale becomes legally binding, and a completion date is agreed.

9. Completion & Move-In

On completion day, the remaining funds are transferred and the keys are yours.
